Job TitleDirectorJob Description SummaryThe Broker is responsible for originating and executing commercial real estate transactions, with a focus on Capital Markets/Investment Sales. This role builds and maintains long-term client relationships, identifies new business opportunities, and advises clients using market knowledge, data, and financial analysis. The Broker leads the end-to-end deal process—from proposals, RFPs, and client presentations through negotiation and document review—while partnering with internal and local brokerage teams to deliver high-quality marketing, pitches, and client communications. Success requires strong transactional skills, consultative selling, attention to detail, and the ability to manage multiple fast-paced priorities independently.Job DescriptionEssential functions and responsibilities:Developing relationships and finding new business opportunitiesNurture existing relationships to obtain repeat and referral businessProven track record of building long term relationships with clientsStaying on top of market statistics and trendsConsult and advise clients on their real estate situationPrepare request for proposals (RFPs) and market comparisonsLead or assist sales pitches & presentationsNegotiate lease termsKey Competencies:Strong office market knowledgeExcellent oral and written communication skillsClient FocusedDetail OrientedStrong real estate transactional skillsProblem Solving/AnalysisFinancial AptitudeImportant Education and Certification:Bachelor’s degree required in business, finance, or real estateImportant experience:3+ years of experience as a producing commercial real estate broker, preferably in Capital Markets/Investment sales.Additional eligibility qualifications:Intermediate proficiency with MS Office Suite (MS Word, Excel, Outlook)CostarSalesforce or other CRMExcellent oral and written communication skills, including creating and editing marketing materialsProficiency with Microsoft Office SuiteProficiency with Adobe Creative SuiteDetail oriented, self-starter, well organized, able to set priorities and handle multiple projects at any given time, and comfortable working in a fast-paced environment independentlyDemonstrated strong interpersonal skillsProven record of providing outstandingMay be responsible for one or more of the following:Create and coordinate initial listing presentations and broker opinion of valueCompile, write and distribute regular market updates with sales comps and descriptions of any market changes.Review and analyze lease/sale documentsManage and coordinate leasing and/or investment sales processWork with local brokers to drive direction and implementation of all marketing efforts as it pertains to promotion of specific listingsCreate proposal responses and pitches to include extensive writing and editing of company information, proposal text, and graphicsManage due diligence and marketing process with clients for investment sales and leasing projectsManage progression of escrow process working with photographers, engineers, environmental surveyors, escrow officers, title reps, etc.Review real estate publications to analyze market conditions and disseminate to team members and clientsDraft lease and sale proposals and counter-proposalsPrepare monthly reports for clients including current status of deals, marketing efforts for available properties, companies currently targeting, etcAttend local functions, submarket community planning meetings, real estate seminars and specialty meetingsExercise discretion and independent judgment in the performance of job duties listed aboveCushman & Wakefield also provides eligible employees with an opportunity to enroll in a variety of benefit programs, generally including health, vision, and dental insurance, flexible spending accounts, health savings accounts, retirement savings plans, life, and disability insurance programs, and paid and unpaid time away from work.
