About the Role: We are seeking an experienced Finance Manager to lead all financial operations for a premium residential resort in North Riyadh. This role requires a strategic financial leader who can deliver transparent, accurate, and timely financial reporting while ensuring full regulatory compliance and supporting the achievement of ambitious occupancy and revenue targets. Key Requirements: Minimum 8 years of real estate financial and accounting experienceAt least 5 years in operational management of large-scale residential or mixed-use developments in KSA or the GCCDegree in Finance, Accounting, or Business Administration requiredProfessional accreditation (CPA, ACCA, CMA, or equivalent) strongly preferredDeep understanding of ZATCA compliance requirements (VAT, e-invoicing, WHT, Zakat)Working knowledge of IFRS standards and REGA guidelinesProficiency in property management systems (Yardi, Yarn, or similar platforms)Strong stakeholder management skills with experience interfacing with owners, auditors, and regulatory authoritiesFluent in English (written and spoken); Arabic proficiency highly valued Key Responsibilities:Financial Leadership & Reporting:Oversee all financial operations for a large-scale residential community with 1,100+ unitsPrepare and deliver monthly management accounts, quarterly financial statements, and annual audited accountsMaintain open-book financial records with real-time transparency for ownership reviewLead budget preparation, forecasting, and variance analysis processes Revenue & Income Management:Direct rent billing, collection operations, and revenue reconciliation across residential and commercial portfoliosOversee utility sub-metering, rebilling processes, and deposit managementPrepare revenue forecasts and annual rent benchmarking reports aligned with market regulationsMonitor and optimize non-residential revenue streams including retail, amenities, and value-added services Budget & Cost Control:Develop annual operating and capital budgets in collaboration with operational leadershipMonitor expenditure against approved budgets and implement variance mitigation strategiesEnsure competitive procurement practices and contract cost controlDrive cost efficiency while maintaining premium service standards Compliance & Governance:Ensure full compliance with Saudi Arabian tax regulations and statutory filing requirementsMaintain segregated financial accounts and support internal control frameworksCoordinate with internal and external auditors; provide comprehensive audit documentationImplement and monitor financial policies, procedures, and approval workflows Team Leadership:Lead and develop a finance team including collection specialists and finance officersInterface with facilities management contractors on invoice verification and cost reconciliationCollaborate with property, leasing, and operations teams on financial planning and tenant account managementProvide financial insights and analysis to support strategic decision-making Strategic Contribution:Support continuous improvement initiatives to maximize asset value and operational efficiencyDeliver ad hoc financial analysis and reporting to support ownership objectivesContribute to ESG reporting and sustainability financial trackingEnsure bad debt provisions remain within industry-leading thresholds Skills & Competencies:Advanced Microsoft Excel (financial modeling, pivot tables, advanced formulas) and PowerPointStrong analytical and problem-solving capabilitiesExcellent written and verbal communication skillsDetail-oriented with exceptional accuracy and organizational abilitiesAbility to work under pressure and meet tight reporting deadlinesStrong work ethic and commitment to transparency and integrity What We Offer:Opportunity to work with a global leader in real estate servicesExposure to premium residential property management at institutional scaleCollaborative, professional work environmentCareer development opportunities within JLL's regional and global networkCompetitive compensation package Location: Riyadh, Kingdom of Saudi ArabiaEmployment Type: Full-time, On-siteLocation: On-site –Riyadh, SAUIf this job description resonates with you, we encourage you to apply even if you don’t meet all of the requirements.
